South Bahia offers a quality of life that is hard to match and a property market that has proved resilient over two decades. These are the reasons our clients invest here, and what to know before you do.
Quality of life
A warm climate all year, long and largely undeveloped beaches, Atlantic Forest, and villages such as Trancoso, Caraíva and Arraial d’Ajuda that have kept their character. The coast is home to the Discovery Coast Atlantic Forest Reserves, a UNESCO World Heritage Site.
Easy to reach
Porto Seguro airport has flights from São Paulo, Rio de Janeiro, Belo Horizonte and Salvador, with seasonal routes from other cities. Trancoso is about 1 to 1.5 hours from the airport by car.
A market of its own
South Bahia is a second-home market. Brazilian interest rates are high (the central bank’s Selic rate stood at 13.75% in September 2026), so most buyers pay with savings rather than a mortgage, and owners are rarely forced to sell. Together with a limited supply of good plots, environmental zoning that restricts building along the coast, and steady demand from Brazilian and international buyers, this has made prices stable over the long term.
Holiday rentals add to the return, particularly in Trancoso during the high season.
Residence through investment
Foreigners who invest at least R$700,000 in property in Bahia, or anywhere in Brazil’s North and Northeast, can apply for Brazilian residence; elsewhere the minimum is R$1,000,000. Residence is granted for four years and can then become indefinite while you keep the property.
What to know before you buy
- Foreigners can buy houses, apartments and urban land on the same terms as Brazilians. You need a Brazilian tax number (CPF).
- Buying costs are roughly 5–8% of the price. See Expenses & requirements.
- Coastal plots often have environmental rules, and some include federal coastal land (terreno de marinha). Due diligence by a lawyer is essential. See Acquisition process.
- Bring the funds through an authorised bank or exchange broker and pay in reais, so the origin of the money is on record.
- Brazil’s tax reform (the new IBS and CBS taxes) is being phased in between 2026 and 2033, with reduced rates for property. Individuals who own only a few properties are generally outside its scope; ask your accountant how it applies to you.
