Trancoso is the heart of South Bahia. A small village on a cliff above the sea, built around the historic Quadrado, with long beaches to the north and south and gated communities set in the Atlantic Forest. This guide shows where each area is, what it is like, and what is for sale there.

Trancoso: frequently asked questions

How do I get to Trancoso?

Fly to Porto Seguro (BPS), which has flights from São Paulo, Rio de Janeiro, Belo Horizonte and Salvador, plus seasonal routes from other cities. From the airport it takes about 1 to 1.5 hours by car, either with the ferry across the Buranhém river and through Arraial d’Ajuda, or on the paved road inland.

When is the best time to visit?

Trancoso is warm all year, with average temperatures of about 21–28°C. August and September are the driest months; November, December and April the wettest. The busiest periods are New Year to Carnival and July. Humpback whales pass along the coast from July to October.

Is the Quadrado protected?

Yes. The historic Quadrado is protected as national heritage by IPHAN, so changes to its buildings need IPHAN’s approval. This is a large part of why it has kept its character.

Are there building rules outside the village?

Yes. South of Trancoso, the coast towards Caraíva lies within the state environmental protection area APA Caraíva/Trancoso, whose zoning sets minimum plot sizes and how much of a plot can be built on, and the state keeps a building setback from the high-tide line. Rules differ by zone and condominium, so we check them for every plot before you buy.

Can I rent out my home when I am not there?

Yes. Trancoso has a strong holiday-rental market, especially in high season, and many owners use a local management company. For non-residents, 15% tax is withheld on rental income.

For guidance only, as of October 2026.
