Neighbourhoods in Trancoso: Where to Buy

Exclusive Realty Brasil - Neighbourhoods in Trancoso, Brazil

Trancoso is small, but its neighbourhoods are very different from one another. Some are a few steps from the Quadrado, others are gated communities on the cliffs, and others are large estates in the Atlantic Forest with the beach at the end of a path. Choosing the right area is the most important decision when buying here. This guide describes the main neighbourhoods, from the centre outwards, and who each one suits.

The historic centre and the Quadrado

The Quadrado is Trancoso’s historic centre: a long green square around the white church of São João Batista, lined with colourful houses that are now restaurants, bars and boutiques. The streets around it, the centre of Trancoso, have shops and services close by and the beaches within walking distance.

Who it suits: buyers who want to walk everywhere and be part of village life. Houses on the Quadrado itself are rare and protected as heritage, so they come up for sale only occasionally. Expect more movement and music in high season.

João Vieira

João Vieira is a quiet, tree-lined neighbourhood just behind the Quadrado, between the Atlantic Forest and the Trancoso river. It mixes private houses, small pousadas and plots, and it is one of the most popular areas for buyers who want calm without giving up the convenience of the centre.

Who it suits: families and year-round residents; investors looking at boutique hospitality.

Altos de Trancoso

Altos de Trancoso is a gated community on the plateau above Nativos and Coqueiros beaches, surrounded by Atlantic Forest and within walking distance of the Quadrado. It combines the security of a condominium with easy access to both the village and the sea.

Who it suits: second-home owners who want security and low maintenance, close to everything.

Altos do Segredo

Altos do Segredo is the clifftop area between Terravista and the Quadrado, above Nativos beach, with sea views and preserved forest. Several smaller gated communities and private plots sit here.

Who it suits: buyers looking for sea views and privacy a short drive from the centre.

The southern beaches: Nativos, Coqueiros and Rio Verde

South of the village, the beaches of Nativos, Coqueiros and Rio Verde are lined with houses and small condominiums set back behind the dunes and the vegetation. Nativos is the liveliest, Coqueiros has calm water and reefs, and Rio Verde is quieter.

Who it suits: buyers who want to be near the sand; properties with direct beach access are scarce and highly sought after.

Rio da Barra and Pedro Grande

Rio da Barra is a quiet stretch of beach and lagoon north of the Quadrado, between forest, mangrove and the sea. Nearby, Pedro Grande is a gated community in the Atlantic Forest, about 2.5 km from the Quadrado, with its own beach area at Rio da Barra.

Who it suits: buyers who want nature, space and a beach that stays quiet even in high season.

Terravista

Just north of Trancoso, on the cliffs above the beaches of Taípe, Tartarugas and Golfinhos, Terravista is a planned resort community with an 18-hole golf course, a private airport, a beach club and the L’Occitane theatre. It includes Terravista Golf, with homes and plots along the course, and Terravista Villas, a gated community of villas in the forest. Txai Terravista and Villavista are smaller developments in the same area.

Who it suits: golfers, frequent flyers using the private airport, and owners who want resort-style services and 24-hour security.

Taípe

Taípe sits beneath the coloured cliffs between Terravista and Arraial d’Ajuda. Its long, open beach is best known for the New Year party, but most of the year it is wide and empty.

Itapororoca and the south

Itapororoca, south of Trancoso, is one of the best-preserved green areas of South Bahia, where native Atlantic Forest runs down to the beach. It is home to some of the region’s most exclusive estates and to the Fasano Trancoso. Further south, Itaquena is a protected coastline reached on foot, and inland the Vale dos Búfalos offers larger rural plots.

Who it suits: buyers looking for complete privacy and large plots, and who are happy to drive to the village.

How to choose

  • Walkability or privacy? The closer to the Quadrado, the more convenient; the further out, the more space and quiet.
  • Gated or independent? Gated communities offer security and shared services, but have monthly fees and building rules.
  • How will you use the house? For rentals, location and access to the beach matter most; for living, think about daily access to shops, schools and services.
  • Roads. Many access roads are unpaved; visit in the rainy months as well as the dry ones.
